Do you do a move-in orientation with new tenants or just hand over keys?

Alondra here from the Avail team. How much time do you spend showing a new tenant the property on move-in day?

The usual standard for a long time was to meet at the property, walk through each room together, and hand over a physical set of keys. However, with the rise of smart locks and digital move-in packets, I’m seeing more owners move toward a completely “contactless” or “self-service” start to the lease.

I’m curious – do you find that a 10-minute “walk-and-talk” orientation still helps prevent maintenance calls or confusion later on, or has the process become efficient enough that you can just let the tenant settle in on their own?
