I saw another question on here and it got me to thinking, why might a landlord choose to rent without a lease? I’ve seen a lot of people turning to month-to-month leases during this pandemic and it makes me weary because what happens if the tenant picks up and leaves in an off-season month? Then you’re stuck without a renter and now what?

Let me address this question personally in this business, taking risk is a galentine so foremost landlord a month-to-month lease is definitely the way to go in this pandemic, moreover i perfor to have a tenant to be on month-to-month I’m not on a one month lease the risk factor in a month-to-month lease, yes of course they could pack up and leave but I’rather not have them dear living for free for 12 month with .A month-to-month lease the first month the rent is due and is not paid you, can take the right step or measures to correct, non-payment of rent , negotiate with your tenant compromise with your tenant,

Sorry @nicardo6 i don’t understand your logic. Perhaps your state works differently. In my experience in CA, regardless of lease terms if a tenant doesn’t pay and refuses to leave I must go through the courts. In which state is your rental property and how do you normal evict a tenant that does pay or refuses leave after you’ve termed the lease?
