Hi @Judith ! My least favorite part of the rental process are the (sometimes) confrontational parts about being a landlord. By nature, I don’t want to cause anyone stress or disappointment. At the same time, I’m running a business.

Specific examples of situations that I dislike are notifying renters that I’m increasing their rent, especially when I know they may not be able to afford it. Another example is communicating that a maintenance ticket isn’t going to be solved as quickly as tenants would like.

Although I dislike these, I’ve found that being upfront and over-communicating help.

Judith,

My least favorite part of being a landlord is finding a new tenant when the old tenants decide not to renew. Specifically the showings. I live about 25 miles away from my property so it can be a pain to go back and forth on the weekends to accommodate all of the people who want to see the property.

To help weed out people who aren’t very serious, I have learned to have them complete some pre-screening questions ahead of time so that I can be sure it will be worth my time to come out to the property to show them.

I don’t mind most of the other tasks because I can do them all with technology as long as I have an internet connection, except the showings.

Easily would have to be tenant turnover, during the off-season. Usually the pool of tenants on the market for a new rental is lower and as you head into winter months can be a real challenge trying to find a tenant who is moving during this part of the year. That’s why its a good idea to exercise your ability to implement a month-to-month lease or 6 month lease to get your rental back on-season. But yes, this is easily the worst part and thankfully there are a lot of tools Avail offers to help get the property listed and rented within a short timespan. @Judith

By far is the move-out process when dealing with deductions of the security deposit. I’ve had to go through extra lengths to document the before and after. Move-In checklists are very thorough as are the move-out, however I find that there is always confrontation when dealing with the deductions.
