Tell the truth about your situation and why you want to live in my house. I had one prospective tenant tell me she had a service animal; while I was reviewing her application I looked at her Facebook page. That dog she told me was a service animal was clearly no such thing. If she starts out with me like that, my trust is completely lost.

Also, be ready to walk away from the house if it doesn’t really fit your needs. I’ve had a number of prospective tenants with one in particular who didn’t really qualify for the property after a pre-application. I HAVE to allow you to apply and be credit/income/background checked, as a landlord we often don’t have a choice, we cant deny someone an application and the prospective tenant pays for the credit check. So this person applied, paid for the check and of course didn’t qualify - they were then upset I didn’t refund the cost of the check.
