Hi TCL, while generally credit score is a good indicator as far as payment history (for the financial side of renting, definitely something to consider), this isn’t always 100% indicative of a terrible tenant. Example: A tenant might pay their rent every month, on time; no questions. They keep the place clean, they do their due diligence as far as maintaining good up-keep of the property, and cause no damage to the property because they care; but let’s say this same tenant has, in the past, found themselves burdened by the exponential costs of out of pocket medical care – medical companies are definitely known to be quick to send items to collections, even when payments are made (ie. if not paid in full by a certain date, they’ll usually send to collections, no matter the amount left due). This can have a huge impact on someone’s individual credit score, but says absolutely nothing about them as a tenant. On the flip side, a tenant can have a credit score of 800+ and be a horrible person who has no respect for others’ property. I think that, while credit score can be a good indicator, it is in no way a tell-tale sign of a terrible tenant.
