I’m trying to make sure I’m up on my industry knowledge. Learning about the rental business industry is a good way to keep my portfolio in shape. Having said that, what are some facts that a disturbingly large percentage of landlords are ignorant about?

Landlords are very ignorant about the high cost of minor repairs. There are very few repairs that cost less that 200.00

I feel some owner do not do proper credit/rent history/criminal history checks and are too trusting. This will get you in trouble every time. Also a great attorney on retainer is a must. You can call them and have them have legal notices served and this automatically goes through the district attorneys office in your county. Also if you receive a bad check and the tenant won’t make good on it take the bad check or copy your bank sends you along with a copy of any charges your bank charged you straight to the district attorney’s office. It is the easiest, fastest way and you will eventually get your money. This just happened to me and in 30 days i had the money from DA’s office. Going to court for this is a waste of time and money for a bad check. Fast recovery this way. Hope this helps someone out there. Also never give 1 chance as bad behavior will come. Be strict its the only way. You are not friends, we are owners and they are tenants and we as owners must follow the law at all times. A strict lease agreement
is necessary for a good business relationship.

This is so true. Had a tenant start off all great and chipper but they were trying to pull some fast ones on me.
