A friend asked me if they could use Avail to rent out a room in their apartment - basically, sublease a room. Assuming that doesn’t violate their apartment lease, I couldn’t think of any reason why that wouldn’t work. What do you guys think?

I believe it would work. They would just have to stipulate in the property address, like 1234 Green tree road, Unit “B” but other than that it should work the same as a free standing unit. Your friend should definitely check with local authorities though. There are several differences in what a landlord/tenant can do when occupying a shared space.

Hi @ctmerrill. Great question.

While Avail isn’t listing rooms (as some Avail listing partners don’t have a classification for listing rooms), it can still be a great platform. As @potterkenw mentioned, you could mark the listing as a unit.

I’d recommend you specify up front the listing is for a room and not the entire apartment. Nonetheless, you’ll likely generate A LOT of leads because people will likely see the listing and assume the pricing is for an apartment or house instead of a room.

For screening, lease agreements, and rent collection, there should be no problems using Avail.

All the best!
