Hello. I am a landlord in California. I live in a duplex where I rent the second unit out to a tenant. I am wondering the rules for raising rent on my tenant. I know I am exempt from many of the new laws regarding rent increases because I occupy the dwelling. I am wanting to increase my tenants rent up to fair market value but want to ensure I follow proper guidelines. Any advice is greatly appreciated.

Evaluate the rents in your area. If you are happy with your tenents Give 3 options. Present the market average to the renter, as example say to them the area average is at $2500 explain you value them as a renter and offer them A fair market low for a year lease, say $2250 or the option of month to month, say $2350. But due to rising costs, taxes, insurance, etc. You need to make a market adjustment. If you want the renter gone charge a market price w a take or leave option. Unless your city is rent controlled, you are the boss here.
