# Rent back pay options?

Hey, I would like some suggestions to help my tenant catch up on back rent for July. Should I spread it over the remaining 9 months on top of his rent or are there any other options where I can get that money sooner? Open to all suggestions. Thanks.

Judith,
I have had this issue before. I do not split it and have it submitted with the regular rent. That can be complicated if you go to evict based on late rent. I sent up a separate payment with a minimum per month. The tenant will get a separate receipt that shows the amount paid towards missing rent as well as the amount still owed. I typically make the payment toward back rent due in the middle of the month as most tenants I have are paid every two weeks so making it due opposite the rent payment is easier for them.
