Any landlords/property managers use the software/app called [Petscreening.com](http://Petscreening.com)? It’s free to landlords/property managers, and no cost to owners of legitimate ESAs or Service Animals. Prospective tenants without pets can use it too for free (and are asked to sign an affidavit that they do not have pets). Pet owners with household pets (not ESAs or SAs) pay $25/year to have their pets validated. The idea is to validate/confirm/verify those who have legitimate ESAs or SA or no pets, and weed out the fake ones. Any input from landlords/property managers would be appreciated.

Hi Del-Thanks for your reply -I’ve read all the reddit and even the Better Business Reviews already, but these seem to be all reviews from tenants/prospective tenants rather than landlords or property managers. By asking this question on Avail’s Landlord forum, I was hoping to get input from landlords, I will edit/update my original post for clarify, thanks

I haven’t done animals for 20 years and won’t start now. It’s easy enough to find tenants without ‘baggage’.
This is the gold standard for dealing with ESA and pets. If you haven’t been to this, read on:

> [@Service Animals, ESA, HUD and ADA](https://community.avail.com/t/service-animals-esa-hud-and-ada/2848):

> Can a LL charge a monthly fee or deposit for service animals, and ESA’s? How can I go about having a no pets policy if everyone has a ESA or so called service animal. ADA Service dogs, I understand… but what legal rights does a LL have for their property and all of the accommodations renters need concerning animals? Is there any legal recourse for damages, smell, having to replace carpet or flooring and baseboards, etc?

I find the website extremely helpful and controls your liability. It just helped me greatly in a sticky situation and the initial demo and training is great. Highly recommend.
