# One last question from me today - Is it a good idea to make a deal with your tenant to charge them less rent in return for them to fix and maintain the unit themselves?

NO. Separate Rent from Repairs. Have the tenant give you an estimate on the “fix or repair”, verify the work completion and quality. Pay the tenant. The issue I ran into was that I had a tenant sue me that I owed them more than the “reduced rent” deal I had made. I don’t do that anymore!

I agree, definitely NO. You want trusted and experienced people working on your home and it is best to keep a 100% professional landlord tenant relationship. Getting into this arrangement will cause nothing but grief and possible court appearances.

No, no, no. Do not let your tenants handle their own repairs. This is bad for so many reasons.
