The recent survey by AVAIL implies there should some type of special communication initiated by the Landlord to Renters as it relates to the COVID-19 pandemic. What should that communication be? What have other landlords communicated and what was the outcome?

Hey Oliver,

I think you posted this about a month ago, so I hope you still find my response useful. I was involved in processing the findings for the recent Avail COVID-19 survey.

Your question gets at what I thought was one of the most interesting findings from the report. That is communication is key between landlords and tenants at a time of uncertainty to keep everyone in the loop and working towards common goals.

To answer more directly, I’m not sure that your communication needs to take a specific direction. As long as you mention something on the events that are transpiring around COVID-19 to your tenants, then you are showing them that you are aware and open to communication back from them. I think it gives tenants a jumping off point to let you know whatever might be important to express whether that is trouble paying the rent, critical maintenance issues, leaving the apartment for a long period of time, health emergencies, etc. They might still not communicate back, but it appears that this is often a sign that nothing is wrong.

Best of luck during these unique times.

-Neil
