Have you ever found yourself in a situation where you had to keep your tenant’s deposit? What was your reason?

In 10+ years of property management and 2 properties, I have kept 3 full deposits for damages. Brand new carpet ruined from pet stains with no pet authorized. Replaced with hardwood to try and give the flooring a longer life, so a portion of the deposit was retained because the hardwood had been scratched (deep scratches) throughout the house. Looked like someone drug a heavy metal box or something across the new hardwood without placing it on some moving equipment. Most likely done during move-out. The third time was due to damage done to the walls throughout the property and unpaid rent and utilities, water specifically.
