# Assigning current tenants to property

Hello, I am new to Avail, tool looks straight forward but I do have a few questions related to setting up my current tenants in the tool. I setup my properties in the tool, but how do I go about adding my currents tenants and assigning them to the property. Do I have to setup a new lease or can I just create tenant accounts and assign them to the property.

Hi and welcome. I am just an Avail user so I may not know all your options.

What I have done is use Avail to send an invite to fill out an application, to the tenants that will be on my lease. They create their own accounts in Avail in response. (No need to go through all the background checks etc., they can fill out just the basic info for you.) Once I approve their applications, I upload existing signed lease or create new lease in Avail as applicable and the tenants can be added to the lease.

I have never tried to add a tenant without an application so I don’t know if that is possible.

Hello Rick, I am also a current user and started as you with existing tenants and leases. As @anon12762931 mentioned you may create tenants first but I found setting up the property, uploading the lease, addendums and disclosures before inviting the tenants works well. Adding tenants last allows you to setup everything first so your tenants will have the best experience possible. I included a link to Avail’s article that describes the recommended steps.
